What Does the Preventive Maintenance Program Do for Me?

By enrolling in our PM Program, you receive the following:

Spring Air-Conditioning Unit PM includes:

  • Check compressor efficiency.
  • Check refrigerant level.
  • Clean Condenser coil.
  • Clean condensate drain line and trap.
  • Change filters. (Homeowner supplied)
  • Inspect contactors and wiring.
  • Check and adjust for proper airflow.
  • Lubricate all motors and shaft bearings.
  • Check and calibrate the thermostat.
  • Check safety disconnect.
  • Check and record temperature across cooling coil differential.

Fall Heating Unit PM includes:

  • Inspect heat exchanger.
  • Inspect and operate heating controls, calibrate t/stat.
  • Check and adjust main burners for proper combustion.
  • Inspect and operate furnace safety devices.
  • Check draft and ventor motor assembly.
  • Inspect drive-sheaves, pulleys, and belts. Adjust tension.
  • Lubricate all motors and shaft bearings.
  • Change filters. (Homeowner supplied)
  • Check and adjust airflow and temperature differential.
  • Check and clean the flame sensor.
  • Inspect piping and valves for gas leaks.
  • Check operation and amp draw of the electric heater.
